Instructions start
before the portal.
Owners look for an agent long before they list – and decide on what they find about you. We make you visible in exactly that phase, on Google and in AI answers.
No obligation – no lock-in contract
Three places decide who finds you.
For buyers the portals are unbeatable, and nobody changes that. But competing for buyers is not your business – yours is the instruction. That is decided elsewhere: with an owner who is wondering whether to sell and starts to search.
The map
The owner searches before selling. That search runs through Google and the map, past the portals.
- Agency in the town centre
- Property on the market square
- Agent in the next town
The jobs box
Sales staff and assistants search locally. Your role appears in the jobs box once it is marked up correctly.
- Property consultant · Agency on the square
- Sales assistant · Property centre
- Lettings negotiator · Next town
The AI answer
Which agent, what fee, what is my flat worth: whoever has a solid answer stored gets the call.
Two businesses in town stand out for this:
- Agency on the squaremaintained profile, recent reviews
- Property in the centreown website, clear service pages
What keeps you out of sight.
-
You are visible for properties, not for yourself
Your listings are findable while they run. Your agency, your name, your area and the way you work rarely are – yet that is exactly what the owner decides on.
-
Everyone asks the valuation question, almost nobody answers it
What is my property worth, what does an agent cost? Those are the searches before the instruction. Answer them and you get found – and quoted by AI.
-
Reviews decide, and you have too few
Hardly anyone entrusts a sale worth several hundred thousand euros to an agent with three reviews. It is the cheapest thing to fix and the one most often left undone.
-
Portal dependency costs more every year
Listing prices keep rising, and your access to owners depends on a platform that can sell it back to you at a higher price at any time.
This is what owners ask ChatGPT.
Skilled staff and owners no longer just ask Google. They type their question into ChatGPT and get two or three names back. Whether yours is one of them depends on what is readable about your business online.
Example questions from your trade.
Which estate agent here would you recommend for selling a flat?
What is my flat worth in my part of town?
Which agency in my town hires property consultants on a fixed salary?
Where can I move into valuations as a property clerk?
4 steps, then no ad budget.
First we measure where you stand today. Then we build the groundwork that search engines and AI systems can read – all under your domain, all of it stays yours.
-
01 10 minutes
We look at where you stand
What do Google, the map and ChatGPT say about your business today – and who gets named instead? Several runs per question, not a snapshot.
If it would not pay off for you, we say no
-
02 Your effort: one conversation
The foundation
Website and careers page on your domain – built so services, location, hours and roles are recorded machine-readably.
Domain and access under your name
-
03 First movement in 4–8 weeks
Findable
Google profile and map complete, reviews visible, roles marked up for the jobs box, content written so an AI can quote it.
What people ask on the phone, answered where they search
-
04 Measured monthly
It grows
We keep it maintained and sharpen it. Every month you see where you stand in search, on the map and in AI answers.
New services or roles you add yourself
What owners ask us before they start.
-
01 We get enough properties through our network.
Then the question is whether they are the properties you want. Visibility in the phase before the instruction brings owners who have not spoken to anyone yet – a different start to the conversation from a property that has already been offered to three agents. -
02 Is it worth it for the number of properties we handle?
We work that out on the call, honestly in both directions. A single extra sales instruction a year usually covers the build several times over – but if your area is so crowded that the numbers do not add up, we say so. -
03 Can you guarantee we rank first on Google or get named by ChatGPT?
Not a specific position – anyone promising that is selling a bet as a certainty. What we commit to is the work and the measurement: every month you see where you stand. If nothing moves within eight weeks of going live, we keep working without the monthly fee until it does. -
04 How long until something happens?
The site goes live seven days after you sign off text and images. Visibility on Google and in AI answers builds over weeks, not overnight. If you need someone this week or revenue tomorrow, paid advertising is faster – we say so on the call rather than sell you the wrong thing. -
05 We already have a website. Does it have to go?
Not necessarily. On the call we look at what sits underneath – often the design is fine and exactly the layer search engines read is missing. Then we add to it rather than rebuild. If the groundwork will not carry, we say that just as plainly. -
06 Do you work for our competitor in the same town?
No. Visibility is decided locally: two businesses in the same trade and town fight over the same search terms and the same answer – we would devalue both. That is why we take on only one per town and specialism. If yours is taken, we say no.
We never work against our own client.
Two businesses in the same specialism and town fight over the same search terms and the same answer. So we take one per catchment area – named in the contract. If yours is taken, we say so in the first conversation.
Strategy call- 1business per specialism and area – named in the contract
- 100%yours: domain, site, accounts, data
- monthlythe same questions to the same systems – with a date
- 0 €if the work will not pay off in your area, we say no
Three businesses rank ahead of you. None of them does better work.
Anyone searching in your town sees a handful of names. If yours is not among them, the job is gone before you hear about it. On the call we tell you why.
What happens on the call
- Beforehand we check where you stand on Google and on the map, who gets named in your town instead, and what someone searching actually finds answered on your site.
- On the call we go through it together – on your site, not on slides. You see which enquiries are passing you by today, and why.
- At the end you have what needs doing, in what order, and what it costs. If it does not add up for you, we say so – that happens.
